How to find a killer niche:

Step 1: search through all 1000 results: http://www.search.com/top?tag

The above site, and other "top searches" are a good place to start. For instance, if you see "make money" you don't necessarily need to make a site about just "making money" a good idea is to "narrow it a little" (Not alot) just a little. Think of devices. for instance: Make money with.......

For more ideas, search google with words like "forums" "blogs" and other general mechanisms so that you will get a plethora of niches.

Step 2: take your top picks and drop them into the sandbox: https://adwords.google.com/select/KeywordToolExternal

You want to find keywords/niches that have "high search volume" with low "advertiser competition."

Step 3: Here's the kicker, now after you have a nice list of niche ideas, (Potential 20 to 40 sites) you need to find the niches that will first sell,(convert) and are possible to create!

Now this is all about three things: A. Do the people really need it, or can they influenced into buying your product based on built value? B. Is it not being given away for free elsewhere? C. Does the audience that is searching have money to spend?

If the answer is yes to these questions, You might have a money maker!

You need to do a quick investigation:

Go to google, and do searches for each one of your "so far winning" keywords.

EVALUATE each keyword or niche based on A, B, and C. Once the verdict comes in for A, do B, then C. Once that keyword is done, rate it 1 to 10, or which ever way you can keep track of which is which. For instance, if you search a keyword like "jokes" and a bunch of free sites come up, forget trying to sell an ebook on Jokes, unless you have a trick or two up your sleeve.

Be aware of other elements in the online world that may make it hard for you. Legal, Copyright, Trademark and Processor issues should be evaluated as well before you start creating a product.
